Is there a rent increase for current VicWide renters?
YES, the new Rent Setting Policy details an increase to all Vicwide tenancies established prior to 31 December 2024.
What is the rent increase?
Your current income-based rent is calculated at 25% of your household’s gross income. This will change from 25% to 30%.
The increase will take effect as of 1 July 2025 and will increase at a rate of 1% each July, through to 1 July 2029.
Why is there an increase to VicWide rents?
The increase aligns with the rates of other Community Housing Organisations and reflects the increased responsibilities and associated costs for CEHL as a not-for-profit provider of affordable rental housing.
What about new direct renters with an income-based tenancy?
As of 1 January 2025, any NEW income-based rent tenancies will be subject to the 30% gross household income calculation.
What is a Community Housing Tenancy?
Community or Income-based rent tenancies are either a fixed-term or periodic rental agreement, between CEHL as the rental provider and the renter.
These tenancies have their rent calculated at 30% of their gross household income.
Are co-op rents increasing?
NO. There will be no change to the income-based rents of CERC and CMC co-op members.
Why aren't co-op rents increasing?
CEHL recognise that co-operative housing is not for everyone, that is why we also offer rental agreements, direct with CEHL, rather than through a housing co-operative.

How does CEHL use the rent it receives?
Rental income from co-op members and direct renters is reinvested into the CEHL property portfolio to fund essential housing services, including maintenance, cleaning, security and insurance. Additionally, this income is also used to develop new properties, supporting the growth of co-operative and affordable housing options.
